Home Inspections:
Once a home is under contract the purchaser will usually hire a home inspector
to inspect the house. NO HOUSE IS PERFECT!! An inspector will usually check the
roof (visually only), the structure, crawl space, heat and air conditioning
systems, the appliances, insulation, plumbing and electrical systems. He will
then give you and your realtor a written report of what is found. All items do
not necessarily have to be fixed.
According the the SC standard state
contract the seller is to give the buyer the house:
- With the roof free of leaks
- Heating and air conditioning working-it doesn't have to be an efficient
system
- All appliances in working order
- Plumbing and electrical systems in good order
Older homes
do not have to be brought up to today's code.
Seller's usually do not have to
repair any cosmetic items.
All contracts are negotiable and this is a
topic to discuss with your agent before writing an offer.
