Who's Who in the Real Estate Transaction?

Many people are involved in the real estate transaction. Your realtor will coordinate the effort to get all involved to work together for a smooth closing.
  • Seller
  • Buyer
  • Seller's Realtor or Dual Agent
  • Buyer's Realtor or Dual Agent
  • Loan Officer- takes the application and gives choices of programs
  • Loan Processor- assembles all the paperwork and stays on top of application
  • Underwriter- gives approval for the loan
  • Credit Company- Sends credit report to loan company
  • Appraiser- does an appraisal on the house to make sure it is worth purchase price
  • Insurance Agent- Guides buyer in choices for insurance on the home
  • Home Inspector- usually hired by the buyer to inspect the home to see what condition the house is in.
  • Pest Inspector- usually a pest inspection is required by lender in SC to make sure there are no termite problems.
  • Attorney- Represents the buyer in SC to close the transaction
  • Title Insurance Co.- Gives insurance to the buyer in case there is any future problem with title to property. Lender requires coverage on their loan amount.
